ABOUT THE EPISODE

I woke up to HUD auction bid day this morning thinking about a line from Apocalypse Now — I love the smell of napalm in the morning, it smells like victory. That’s what today’s bidding feels like, deals that don’t pencil and greed getting called strategy.

The ocean hit record highs this year, and flooding showed up in places that never used to flood, but the weather is just the symptom. The real issue is the debt sitting underneath it, repricing faster than my own underwriting models have caught up to. It’s the same collateral problem I wrote about in my book, The Storm: Markets Meet Mother Nature, except here it’s playing out in real auction numbers.

Every model on both sides of the desk says the trade should work… and yet… this is why deals don’t pencil anymore.

Insurance costs keep climbing even in quiet storm years, and the collateral behind every reverse mortgage default and distressed flip is already worth less than the comps say. A flip that cleared roughly $36,000 and a 19% return two years ago is landing closer to $21,000 and single digits now.

Nearly 4,000 vacant homes are up for bid behind defaulted reverse mortgage loans carrying their own title and probate tangles on top of it. I lay out what’s actually driving the gap and the number I’m no longer willing to bid above.

If you want to keep this conversation going in person, I’m MCing the inaugural DealX trade floor at the Housing Intelligence Exchange — a closed-door day built around exactly this: live portfolio presentations, stage discussions on distress signals, and where capital is actually moving right now.

It’s November 9-10 at the Sheraton Downtown Fort Worth, and if you hold assets, deploy capital, or work anywhere in the default lifecycle, I’d like to see you there. You can register at https://thehousingintelligence.com.

The Storm: Markets Meet Mother Nature has received critical acclaim since release in April 2026, opening the conversation of how converging forces are reshaping markets and offering the framework for investors and institutions to navigate what comes next. Available at Amazon and other major retailers https://a.co/d/0gPB0yrY.

Reviews say: “The Storm is not just a book, it’s a strategic lens into the future of our industry.”
