The secondary market is where mortgage loans are pooled, priced, and sold – often in bulk.

These aren’t just Wall Street games; they influence everything from interest rates to lending guidelines to housing supply. When disruptions hit the system, such as what we’re seeing with insurance premiums, property taxes, and tightening liquidity, they ripple through the secondary market first.

And that’s where opportunity lives.

While the headlines focus on property values or Fed moves, I’m looking at loan tapes. I’m analyzing how delinquencies are trending, where buy-side interest is shifting, and what kinds of credit profiles are getting repriced under stress.

That’s where you can find mispriced risk – or better yet, distressed debt that’s ripe for resolution and repositioning.

The New Wave of Asset-Backed Securities

We’re also in a new chapter of structured finance.

The resurgence of asset-backed securities (ABS) and unconventional credit instruments is starting to mirror the early 2000s. And while some might see this as a red flag, I see it as a signal.

A signal that investor discipline and due diligence are about to become competitive advantages again.

There are great deals out there, but they’re not the kind you find on LoopNet. They’re hidden in loan portfolios, non-performing note pools, or the tail end of securitized packages that large institutions want off their books.

Due Diligence Is the New Alpha

In a market like this, alpha isn’t just generated through timing – it’s earned through understanding structure.

I’m talking about lien positions, collateral analysis, servicer behavior, liquidation timelines, and legal strategy. That’s the real work of distressed debt investing, and it’s what separates speculation from sophistication.

If you’ve been investing in real estate and want to evolve into something more strategic – more scalable – this is the path.
