CMBS – Commercial Mortgage Backed Securities – have entered a new phase. One defined less by forecasts and more by paperwork, patience, and positioning.
Across markets like New York City, borrowers are discovering that CMBS lenders aren’t focused on narratives. They’re focused on structure, documentation, and their own downside protection.
Hotels continue to feel the impact of uneven demand and tighter margins, while multifamily properties are increasingly viewed as relative safe harbors, but even those assets aren’t immune to scrutiny.
Loan extensions and workouts are happening, but only when borrowers arrive prepared, credible, and realistic.
What’s becoming clear is that integrity matters more than leverage.
Lenders are willing to engage, but only with borrowers who understand the CMBS framework and present a viable path forward rather than just good intentions.
Proactivity isn’t optional anymore, it’s the cost of staying in the conversation.
