If you’re paying attention to what’s really happening in today’s real estate and credit markets, then you already know: we’re not just in a moment of economic volatility – we’re in a moment of opportunity.
But only if you know how to resolve it.
After decades navigating non-performing loans, borrower distress, and capital preservation strategies… one truth continues to hold – asset resolution is not about chasing upside. It’s about recovering value where others see loss.
Too many investors treat distressed debt like it’s a gamble or a salvage mission. But savvy investors – the ones I collaborate with – understand it’s the intelligent strategy. A methodical, intentional approach to identifying what still holds value inside a distressed asset and engineering a path to realization.

Take loan-level resolution, for example. One of the most critical mistakes I see is portfolio managers who look at distress in aggregate. But every loan has its own story – its own timeline, collateral reality, and borrower behavior.
Resolution begins when you zoom in, not when you zoom out.
This is why I’m such an advocate for creative deal structures and incentive-aligned servicing strategies.
These frameworks aren’t just good for optics.
They create trust.
They make borrowers more likely to engage.
And they make outcomes more predictable for investors.
We’re also at a unique crossroads in the market. On one hand, we have persistent demand for real estate, especially in residential sectors. On the other, we’re seeing obvious stress signals in bridge loans, in FHA portfolios, and in certain segments of commercial paper that were propped up by artificially low interest rates for far too long.
Distress is rising.
And so is the need for resolution-minded capital.
This isn’t just about fixing broken deals.
It’s about stepping into the gap – between what’s performing and what’s recoverable – and helping to restore order in a system that’s buckling under economic weight.
And the truth is, borrowers aren’t the enemy. They’re part of the equation. The best resolution strategies are built on empathy, understanding, and a willingness to restructure intelligently.
That’s why I invited longtime friend, colleague, and Managing Director of Loan Loss Mit, Erick Gonzalez – who’s been on the front lines of distressed asset resolution with me for nearly two decades – to join me for this episode of Debt Doctor.
